Rural Land for Sale

Rural has been defined as being of, relating to or characteristic the countryside rather than the town. So when we say we have Rural Land for Sale we are talking about land that is not in town. But what type of Rural Land is it? There are five types of Rural Land zones in the Northern Territory, they are Rural Residential, Rural Living, Rural, Agricultural and Horticultural. Let’s have a look at what these different types are used for.

Types of Rural Land for Sale

Rural Residential – This zone is usually located on the edge of urban areas, has a dwelling place and is between 2 and 40 hectares.

Rural Living – This zone is located close to urban areas and used for small or hobby farm activities.

Rural – This zone is not specifically used as Agricultural or Horticultural but may be used for both. This is more countryside and further away from urban areas.

Agricultural – This zone is used as Farms like Cattle Stations.

Horticultural – This zone is used for plants ie crops, orchards or nurseries.

None of these areas are zoned for environmental planning but are for non-urban purposes and do not have a significant commercial purpose ie factories or shopping centres.

Types of Livestock

Livestock usually is comprised of Beef or Buffalo but can also include Camels, Deer, Alpacas, Llamas, Crocodiles, Bees, Horses, Donkeys, Mules, Pigs, Poultry, Sheep and Goats.

Types of Crops

The most popular fruit crops grown are Mangoes, Bananas, Grapes and other tropical or exotic fruits like the Durian and Rambutan. All sorts of vegetable crops are grown too, like Cucumber, Cauliflowers, Cabbages, Broccoli, Tomatoes, Eggplants, Capsicum, Chilli and Zucchini to name a few.

Property Values

With the lower prices of cattle a lot of interest in the rural land involving cattle stations has been evident in recent years. This land is seen as an investment and is still attracting attention locally and internationally. This has caused an increase in the prices of land for sale, creating a ‘seller’s market’.
